Business Owners: Have You Scheduled Your Balcony Inspections?

Twice this year, I’ve had the pleasure of attending the Apartment Owners Association convention in Los Angeles, CA. This event is a wealth of knowledge, resources, and solutions for many individuals in the habitational building owners’ space here in California.

As a producer specializing in providing insurance solutions to this sector, one new topic stood out that I believe my clients should be aware of: mandatory balcony inspections.

What do property owners in Southern California often take pride in when showcasing their buildings? Their beautiful balconies with those ocean views! Naturally, when I learned about these new requirements, I felt it was important to share the information and help my clients find solutions.

Luckily, our friends at The Great Escape, LA were also at the convention. I had the opportunity to connect with them, and they explained how they’re helping apartment owners stay compliant and prepared for these inspections.

Important Deadlines for Balcony Inspections

  • SB 721 (Multifamily rentals, 3+ units): Final compliance deadline is January 1, 2026 (valid for 6 years).
  • SB 326 (Condominiums/HOAs): Deadline was January 1, 2025 (valid for 9 years).

After these dates, properties that are out of compliance may face fines or even issues with insurance coverage.

Common Issues That Fail Inspections

According to The Great Escape, frequent problems include:

  • Dry rot and water intrusion
  • Missing or deteriorating waterproofing, cracked coatings, or failed flashing
  • Loose or corroded railings and hardware
  • Structural movement or visible separation in deck framing

Many of these issues are difficult to spot without a professional inspection, which is why it’s so important to stay ahead of the deadlines. Getting inspected early gives owners time to plan repairs without the stress of rushing.

What’s Next?

The next step is simple: schedule your balcony inspection. The Great Escape offers free estimates and will walk you through the process before you commit to any repairs. From the initial inspection to the final walkthrough, their goal is to make everything seamless and stress-free.
